Sizing is the whole job

We size by doing the math on your specific house — square footage, insulation, window area and orientation, ductwork, and layout. Not by reading the label on the old unit.

This matters more in Florida than almost anywhere. An oversized system satisfies the thermostat fast, shuts off before it has pulled any moisture out of the air, and leaves you with a cold clammy house that feels worse than a smaller unit would. An undersized one never catches up in August. Both cost you money every month.

What we look at besides the box

Ductwork condition and return sizing. A new high-efficiency system on an undersized return will never reach its rated performance, and you will have paid for capacity you cannot use.

Service clearance. Mid-century homes around Melbourne and Eau Gallie frequently have air handlers wedged into closets with no room to work, which affects what equipment will physically fit.

Coastal exposure. On the barrier island — Melbourne Beach, Satellite Beach, Indian Harbour Beach — coated coils and coastal-rated equipment are the cheaper long-run decision, not an upsell.

Drain routing and pad condition. A new unit on a rotted platform or a bad drain run is a callback waiting to happen.
